Tenant Representation
Tenant Representation means just that. When you deal with a leasing agent for a particular property, that leasing agent has a loyalty to the landlord and not to the tenant. Tenant Representation, however, gives the tenant an agent whose loyalty is to them. Usually, the Tenant Rep’s commission is paid to them by the landlord and not the tenant. So, there is no cost to the tenant to help them determine space requirements, search for suitable space, arrange tours, negotiate the best tenant terms and execute a new lease or lease renewal for office, retail or industrial space.

We begin working together by asking you detailed questions to help you assess your space needs. We research all availabilities in the marketplace and narrow them down to only those that fit your criteria. We schedule and arrange all tours for quick, easy and convenient showings and we help you narrow your options to your best possibilities.
We then request that those landlords (or their agents) of your preferred spaces/properties present us with their best proposals to capture you as their new tenant!
Finally, we negotiate a lease on your behalf.
We will focus on multiple concessions such as initial rent abatement, moving allowances, tenant improvements, asking rent reductions, caps on pass-through expenses and renewal and other options to help obtain the best overall lease for you. We are very aggressive in our negotiations. We also eliminate the emotion that might otherwise hinder direct negotiations between principals.
As your Tenant Representative, we are at liberty to contact all brokers and landlords representing properties in your preferred area. We work throughout the Chicagoland area (and nationally as well) and have developed relationships with many property representatives in the vicinity, thus increasing negotiation leverage on your behalf.
